What Student Housing Feedback Really Tells You

Maintenance scores are the strongest predictor of renewal

In student accommodation, how quickly problems are fixed matters more than the original condition of the room. A slow response to a broken shower or heating issue becomes a persistent dissatisfier that residents mention in every conversation. Tracking question 2 separately from room quality (question 1) shows you whether your operations team is the issue, not your infrastructure.

Value perception is separate from price

Students living in high-rent accommodation in major university cities can still score value for money highly, provided they feel the quality justifies the cost. Conversely, students in cheaper accommodation will score value low if maintenance is poor and management is unresponsive. Question 7 measures perceived value, not price sentiment. Those require different responses from management.

The NPS score tells you whether residents are renewing or leaving

Residents who score 9 or 10 are significantly more likely to renew and refer friends. Residents who score 6 or below are almost certainly not renewing. Tracking this question across the tenancy cycle, not just at move-out, gives you months of lead time to address the issues driving low scores before renewal conversations begin.

When to run this survey

The highest-signal windows are: six to eight weeks after move-in, when initial impressions are formed but problems are still addressable; at the academic year midpoint to track trend changes; and near tenancy end when renewal decisions are being made. Running it more than twice a year keeps response rates high because residents don't experience survey fatigue.
